1601 Bronxdale Avenue Housing Development Opportunity Goes to Market

A major 1601 Bronxdale Avenue housing development opportunity in the Bronx is being offered for sale by Himmel + Meringoff Properties and Affinius Capital. The two firms have appointed BKREA to market the 7.4-acre property, which has approved plans for a large mixed-use project.

The development plan covers approximately 2.42 million square feet across six buildings. More than 2,300 apartments are planned, along with retail and community uses. The proposal also includes open space, an entrance plaza, a supermarket, local retail and community facility space. The approved plans provide for 640 accessory parking spaces.

1601 Bronxdale Avenue housing development has transit access

The property is located next to the future Parkchester/Van Nest Metro-North Station. The planned development would have a direct pedestrian connection to the station, including a pedestrian overpass. The station is expected to open in 2027 and is projected to provide a roughly 21-minute journey to Penn Station, according to the announcement.

The site also has access to the Bronx River Parkway and Interstate 95, adding to its transportation connections.

Himmel + Meringoff Properties and Affinius Capital purchased the property in 2019. The partners subsequently obtained approval through the Bronx Metro-North rezoning process for the transit-oriented residential project.

For now, the property continues to contain an approximately 354,309-square-foot industrial building. The existing property includes second-floor office space and a parking deck. Industrial and commercial tenants currently occupy the building, generating income while the redevelopment opportunity is being marketed.

BKREA is handling the exclusive sale assignment. The brokerage team includes Chairman and CEO Bob Knakal, Managing Director Genessy Jaramillo, Christian Sweeney and Julia Perrone.

The combination of approved development rights, the site's size and its location beside a future Metro-North station positions the property as a substantial housing development opportunity in the Bronx. The planned project would introduce residential, retail and community components to the site while maintaining a direct connection to the area's future transit infrastructure.
