7R and EQT Real Estate Complete Logistics Lease Near Prague
7R and EQT Real Estate have secured a long-term tenant for the larger warehouse at EQT Park Prague North. Ecologistics, the Czech branch of logistics company Goodcang Holdings, has leased the entire 44,500-square-metre facility.
The agreement marks the first major letting at the logistics park, which was developed by 7R Czech Republic in partnership with EQT Real Estate. Around 100 employees are expected to work at the facility.
EQT Park Prague North secures its first major tenant
Ecologistics plans to use the warehouse for local and cross-border e-commerce operations, including logistics and fulfilment services for its clients. The facility is currently being fitted out to meet the company's operational requirements, with activities expected to begin in the coming months.
The property is located near Prague, along the D8 motorway. The park comprises two buildings, measuring 44,500 square metres and 12,100 square metres respectively. While the larger building has now been fully leased, the smaller unit remains available for tenants.
According to EQT Real Estate, the facility's location, immediate availability and the speed of completing the transaction helped secure the agreement. The building was developed without a tenant committed in advance, making the lease an important milestone for the project.
Modern specifications and energy features
EQT Park Prague North was developed on a previously used industrial site. The warehouse buildings offer a clear internal height of 12 metres and floor load capacity of seven tonnes per square metre, allowing the space to accommodate logistics and light industrial operations.
The development also incorporates several energy-related features. These include a 320 kWp photovoltaic installation, LED lighting, electric vehicle charging facilities and a building management system that monitors energy consumption. The site has been prepared for the possible addition of further solar panels and heat pumps.
The project is currently undergoing BREEAM Excellent certification, an assessment of building sustainability.
For Ecologistics, the new facility is expected to expand its capacity to serve e-commerce businesses in the Czech Republic and across borders. For EQT Real Estate and its development partner 7R Czech Republic, securing a tenant for the larger building brings the completed project into its next phase, while leasing activity continues for the remaining space.
