Aditya Birla Sun Life AMC and BGO Target $1 Billion Real Estate Portfolio

Aditya Birla Sun Life AMC and global investment firm BGO are aiming to build a $1 billion real estate portfolio in India over the next two to three years. The platform provides credit to real estate developers through alternative investment funds and portfolio management services.

The plan comes as property developers increasingly turn to institutional investors for funding. Changes in regulations, consolidation across the sector and stronger balance sheets among leading developers are also shaping the demand for structured finance.

Aditya Birla Sun Life AMC and BGO expand real estate investments

Since 2022, the platform has invested more than $200 million across 19 projects in six Indian cities. Its portfolio includes residential, commercial and mixed-use developments.

The investment strategy focuses on projects that have received the necessary approvals and are backed by established developers with a proven track record. Rather than financing projects without considering their stage of development, the platform assesses opportunities based on their underlying assets, financial structure and execution requirements.

A Balasubramanian, managing director and chief executive officer of Aditya Birla Sun Life AMC, said the changing Indian real estate market is creating a greater role for institutional credit. Developers are looking for financing that reflects the stage and risk profile of individual projects.

Bharat Khanna, head of India at BGO, also highlighted the importance of evaluating both the property and the conditions affecting project execution. The platform intends to expand selectively as India's real estate credit market develops.

Risk assessment remains central to the strategy

Alongside its expansion plans, the platform is maintaining a structured approach to investment decisions. Its due diligence process covers technical, legal, financial and market-related factors.

The investments also carry security cover of between 1.5 and two times, while the platform monitors projects throughout the investment lifecycle. These measures form part of its approach to managing downside risks and protecting invested capital across different market conditions.

The partnership brings together Aditya Birla Sun Life AMC's experience in sourcing opportunities, evaluating investments and managing portfolios in India with BGO's international real estate investment and portfolio advisory expertise.

The $1 billion target signals the partners' intention to increase their presence in India's real estate credit market over the coming years. Its progress will depend on the projects selected, their financial requirements and the platform's ability to maintain its investment standards as the portfolio grows.
