Aria’s Sanctuary Residences Secures A$519 Million in Apartment Sales

Aria Property Group has recorded A$519 million in apartment sales at Sanctuary Residences, its residential development in South Brisbane, Queensland, ahead of the project’s public launch. The sales were secured through the developer’s existing customer database during September, without public advertising or a formal launch campaign.

The result comes as Brisbane’s housing market shows signs of slowing. According to figures cited by The Urban Developer from Cotality, home values in Brisbane fell by 1.5 per cent in September, while estimated home sales across Australia’s capital cities declined by 19.1 per cent year-on-year.

Sanctuary Residences attracts demand for larger apartments

The development comprises 231 apartments, including 100 three-bedroom residences, 65 four-bedroom homes and 66 two-bedroom apartments. The strong sales result was driven largely by the larger properties, reflecting reported demand from buyers seeking spacious homes in an apartment setting.

Aria Property Group residential manager Brent Liddell said buyers moving from houses to apartments were increasingly looking to retain their living space rather than compromise on size.

The remaining apartments are scheduled to be released to the public on 19 October 2026. Starting prices are A$1.99 million for two-bedroom apartments, A$2.72 million for three-bedroom residences and A$4.01 million for four-bedroom homes. The developer has indicated that prices will rise when the remaining apartments are released.

A larger residential precinct planned for South Brisbane

Sanctuary Residences is the first of three planned towers within Aria’s Sanctuary precinct at 164–190 Melbourne Street, South Brisbane. The developer spent eight years assembling the site across multiple property titles, with civil works beginning in April 2024.

Designed by Bates Smart, the tower will feature more than 4,600 square metres of resident amenities across seven levels. Planned facilities include a wellness and bathhouse club, a rooftop club and a sky bar.

The wider precinct is planned to include a public park, five laneways, 12 retail and dining tenancies, and two restored heritage buildings: the former Bonds sweet factory and the old Malouf’s fruit shop. Richards + Spence is responsible for the precinct’s public-realm design, while Subtropic Design is handling the landscape design.

Metrics Credit Partners is participating in the project as an equity investor. Sanctuary Residences is scheduled for completion in mid-to-late 2029, ahead of the Brisbane 2032 Olympic and Paralympic Games.

The pre-launch sales provide a significant result for Aria as it progresses the first tower in the broader precinct, despite signs of softer activity across the residential market.
