Asset World REIT IPO Targets US$1 Billion for Property Expansion

Asset World’s planned REIT includes Bangkok’s Empire Building and four hotels in Thailand’s major tourism destinations.

Asset World Corp is preparing to launch a new Real Estate Investment Trust (REIT) in Thailand as part of its plan to finance upcoming property development projects. The firm is reportedly planning to raise at least US$1 billion through the proposed listing, with the listing targeted for early 2027.

The initial REIT portfolio is expected to comprise four hotels and The Empire office building in Bangkok, which is valued at approximately 25 billion baht, with the assets having a combined value of about 48.4 billion baht. The hotel properties are located in popular destinations including Krabi, Koh Samui and Pattaya, giving the portfolio exposure to both commercial and tourism-related real estate.

Asset World expects foreign institutional investors to play an important role in the offering, with overseas investors potentially accounting for around half of the initial REIT placement. The company sees the listing as a way to unlock value from its existing properties while creating additional capital for its expansion plans.

Funds raised through the REIT are expected to be directed towards new hotels, commercial developments and tourism projects. Asset World has set an investment budget of 100 billion baht for 2026–2030, reflecting its plans to grow its presence across Thailand’s property and tourism sectors.

The company is also preparing nine additional properties that could potentially be added to the REIT after the initial listing. This could allow the portfolio to expand over time as the company develops and acquires additional assets.

The proposed REIT comes as Asset World continues to focus on strengthening its property portfolio and expanding its investment base. By bringing established hotels and commercial assets into the trust, the company aims to generate fresh capital while continuing to pursue new development opportunities in Thailand’s real estate and tourism markets.
