Birla Estates in Talks for ₹1,000 Crore Noida Land Deal

Birla Estates is reportedly in talks to buy a 10-acre plot in central Noida from Shipra Group. The deal is estimated to be worth around ₹1,000 crore. The Economic Times reported the discussions on October 15, 2026. The site may be used for luxury housing, although neither company has confirmed a final agreement.

There is not much information about the proposed development yet. The exact location of the land has not been made public. The number of flats that could be built there is also unknown. No launch date has been announced.

Birla Estates has not shared details of the negotiations. The company, which is part of Aditya Birla Real Estate Ltd, declined to comment when approached by the publication. Shipra Group did not respond to its email seeking a comment.

The land deal is reportedly valued at nearly ₹1,000 crore. This is the price of the land itself, not the money needed to build the housing project. There is no information yet on the project's overall investment, apartment prices or construction schedule.

Birla Estates has an earlier project in Greater Noida

The company has already taken up residential development work in the wider region. It joined Sikka Group on a separate project in Greater Noida, becoming a co-developer for a five-acre site.

The latest talks involve a different plot and a different landowner. Whether the proposed purchase will go ahead remains uncertain. The companies have not released details about possible plans for the central Noida site.

Birla Estates has investments in commercial real estate too. In Mumbai's Worli area, the company has two Grade A office buildings. Together, they offer 600,000 square feet of leasable space.

Development Plans Yet to Be Confirmed

For now, the proposed acquisition is still under discussion. Buyers will have to wait for further information before they can assess what the development might offer. There are no confirmed details on apartment sizes, prices or booking dates.

If the deal is completed, an announcement from the companies should help clarify their plans for the land. Until then, the proposed purchase remains a possible addition to Noida's luxury housing pipeline, rather than a confirmed residential launch.
