Brigade Group Plans ₹40,000 Crore Investment in South India, 70% for Housing
Brigade Group to focus on residential development
Brigade Group is planning to invest around ₹40,000 crore across South India over the next three years, with residential development set to receive the largest share of the investment.
The Bengaluru-based real estate company announced the plan on October 8 as it marked 40 years in the industry. Around 70% of the proposed investment will be directed towards residential projects.
The investment is expected to support a development pipeline of around 40 million sq ft across Brigade's markets. The company will also invest in commercial, retail and hospitality projects. Warehousing is among the newer business areas included in its plans.
Commercial development will account for around 20% of the investment, while 10% is planned for hospitality.
Brigade said the expansion will be funded through internal accruals, project-level financing and strategic partnerships, along with other funding routes. The projects covered by the three-year plan are expected to generate a gross development value of around ₹65,000 crore to ₹70,000 crore.
Over the past four decades, Brigade has developed more than 110 million sq ft across 300 projects, according to the company. It currently has a presence in 10 cities, with a portfolio spanning residential, commercial, retail and hospitality assets.
Brigade expands development pipeline
The company is also adding to its commercial development portfolio.
Brigade has secured licences for three new World Trade Centres. The projects are planned in Devanahalli and Whitefield in Bengaluru, and in Coimbatore.
The group is also taking its Orion brand beyond Bengaluru. Developments are planned in Chennai and Hyderabad.
Residential projects currently form a significant part of Brigade's presence in South India, with developments across Bengaluru, Chennai, Hyderabad and Mysuru.
Alongside its expansion plans, Brigade has set a target of achieving net-zero emissions by 2045. The company said its approach includes energy-efficient design, renewable energy, water conservation, waste management and sustainable construction practices.
South India remains the main focus of Brigade's current expansion. However, executive chairman M R Jaishankar said the company also sees opportunities in the National Capital Region, Pune and Mumbai.
Brigade already has a presence in GIFT City in Ahmedabad.
