CDN Homes Secures AED 40 Million Growth Capital for London Expansion

CDN Homes residential property operations in London, supported by AED 40 million in growth capital from Gulf family offices.

CDN Homes has secured AED 40 million (approximately US$10.9 million) in growth capital from family offices in Riyadh and elsewhere in the Gulf. The London-based residential property operator will use the funding to support its expansion across the UK capital and continue developing its property management software, Project Pilot.

Wrotham Partners acted as the exclusive placement agent and financial adviser for the transaction. Its role included identifying prospective investors, structuring the investment and managing the fundraising process through to completion.

CDN Homes builds and operates residential properties across London. Rather than relying solely on individual tenants, the company leases homes under contracts with public bodies, including social housing providers, and corporate clients such as insurance companies.

This arrangement gives investors exposure to London's residential property market through leases with institutional counterparties. The capital injection is intended to support the operational infrastructure needed as the company expands its portfolio.

Project Pilot to support property management

Alongside its housing operations, CDN Homes is developing Project Pilot, an in-house software platform designed to bring several property management functions together in one system.

The platform consolidates tenancy management, maintenance, inspections and rent administration. CDN Homes already uses the software to manage its own portfolio.

Continued development of Project Pilot forms part of the company's plans for the new funding. The system brings core administrative tasks into a single platform, covering activities associated with managing residential properties and their tenancy arrangements.

For CDN Homes, the funding therefore supports two connected areas of its business: expanding its housing operations and developing the technology used to manage those properties.

Ali Govani, a partner at Wrotham Partners, said the investment attracted interest from Gulf family offices because of CDN Homes' model, which combines residential property operations with contracted income from public bodies and large corporate clients.

The transaction also reflects Wrotham Partners' work connecting growth-stage businesses with investors across the Gulf. The advisory firm is based in London and works with family offices and institutional capital providers.

CDN Homes' immediate priorities are to strengthen the infrastructure supporting its London expansion and advance Project Pilot as the company develops its residential property operations.
