Cosmo Developments has launched Marlin Icon, a residential project on Al Reem Island in Abu Dhabi. The development will include 140 residences and four retail spaces. Reportage Group is managing the project.

The tower will occupy a 1,997-square-metre plot. Plans include three basement levels, a ground floor, four podium levels and 21 upper floors. The residential units will include apartments and selected duplex homes.

The project follows an architectural concept called “Poise in Motion”. Its design features curved lines and balanced proportions, reflecting its waterfront setting. The interiors will have a contemporary style, with spacious living areas.

The homes will feature private balconies or terraces, giving residents space to spend time outdoors. Built-in wardrobes are planned for the bedrooms. Double-glazed windows are also part of the specifications, along with fibre-optic internet connectivity and a satellite master antenna system.

The development will include a gymnasium and a large swimming pool. A separate pool and dedicated play areas are planned for children. These facilities will form part of the shared amenities available to residents.

Parking will be provided within the development. The building will also have four large elevators and a separate service elevator to support movement throughout the tower.

The four retail spaces will be located on the ground and lower-ground levels. This will bring residential and commercial units together within the same building.

Cosmo Developments' plans for Abu Dhabi

Andrea Nucera, Managing Director of Cosmo Developments and Group Managing Director of Reportage Group, said the project reflects a partnership between Flag Holding's investment perspective and Reportage's development expertise.

Nucera also identified Abu Dhabi as a key market in the group's growth strategy. He said the company intends to build a diversified portfolio while contributing to the capital's development, with a focus on long-term value for homeowners and investors.

Marlin Icon adds to the residential supply on Al Reem Island, combining apartments, duplex residences and retail units in one tower. Its planned facilities include recreational spaces, fitness amenities and dedicated areas for children.
