Costa Rica’s Peninsula Papagayo has started construction on its second oceanfront Andaz Residences neighborhood. The project will bring 35 luxury homes to a 35-acre site overlooking Culebra Bay on the country’s North Pacific coast. Completion is expected in 2029.

The development is designed for buyers looking for second homes in a resort setting. It sits next to the Andaz Peninsula Papagayo Resort, with protected forests forming part of the surrounding landscape.

Andaz Residences Costa Rica: Inside the new development

The homes will have two, three or four bedrooms. Each residence will include a private plunge pool. Most will also feature rooftop terraces with views of Culebra Bay.

The design comes from Predock, an architecture and planning studio based in Albuquerque. The buildings will follow the natural terraces of the site, with projecting structures inspired by the coastline. Textured stucco, matte glass and wood-shake roofing are among the materials planned for the development. Passive design principles will also be incorporated into the homes.

Prices start at less than $4 million, according to Peninsula Papagayo.

Private amenities and resort services

The neighborhood will have its own owners’ clubhouse overlooking the bay. Plans include a swimming pool, fitness and wellness facilities, terraces, lounge spaces and an upper-level café.

Owners will also have access to facilities elsewhere at Peninsula Papagayo. These include the Arnold Palmer Signature Ocean Course, the members-only Clubhouse at Prieta Beach and Papagayo Park, a 20-acre sports and wellness hub.

Andaz will manage the residences and provide services through its Peninsula Papagayo resort. These will include concierge assistance around the clock, valet parking, housekeeping and in-residence dining. Owners will also be able to join a rental programme managed through Andaz.

The project adds to Peninsula Papagayo’s existing mix of private residences, hospitality and leisure facilities. Its location combines ocean views with access to the resort’s amenities and surrounding natural areas.

With construction now underway, the second Andaz Residences neighborhood is expected to be completed in 2029. The development will expand the branded residential offering at Peninsula Papagayo, where the new homes are planned as part of the wider resort community.
