Crestyl has secured a building permit for its Nová Amerika residential project in Brno, Czech Republic. Announced on 12 October 2026, the approval brings the developer closer to starting construction in the Nové Sady district. The company expects work to begin before the end of this year, with completion planned for mid-2029.

The project involves an investment of more than CZK 2 billion and will comprise four residential buildings with 243 apartments. The homes will range from studios to penthouses, catering to different housing requirements.

Nová Amerika residential project draws on New York architecture

The development takes inspiration from New York's architectural styles. Its designs include Art Deco features, exposed brickwork and steel details. A shared rooftop garden is also planned for residents.

Architect David Chmelař is responsible for the design. He has worked with Crestyl for more than two decades and has contributed to projects including Semerínky, Neugraf and DOCK River Watch.

The development is located beside the historic Malá Amerika building, near the entrance to a new district taking shape in Brno. According to Crestyl, the project will offer unobstructed views of Petrov Cathedral from apartments, balconies, terraces and the communal rooftop garden.

Construction preparations and early apartment sales

Crestyl is currently finalising its selection of a general contractor ahead of the planned construction start. The company has also reported strong early sales, with more than 20% of the apartments sold before the building permit was secured.

Tereza Matějíková, Crestyl's sales and marketing director for residential properties, described the permit as an important milestone for the development. She also highlighted the interest shown by buyers before construction begins.

BREEAM certification planned for the development

Nová Amerika will be the first Crestyl residential project in Brno to pursue BREEAM certification. The assessment framework considers a building's environmental performance, including energy and water use, materials, environmental impact and indoor comfort.

Crestyl says the certification process reflects its aim to incorporate environmental considerations into the project. The company expects these measures to support lower operating costs and improved living comfort for future residents.

With the building permit secured, the developer is moving towards the next stage of the project. Construction is expected to begin before the end of 2026, while completion remains planned for mid-2029.
