DLF is preparing to bring the next phase of The Westpark to Mumbai's property market between October and December 2026. The planned launch forms part of the company's residential development pipeline for the third quarter of FY27.

Aakash Ohri, Joint Managing Director and Chief Business Officer of DLF, discussed the upcoming Mumbai launch during the company's earnings call on October 17, 2026. He also indicated that a Gurugram project was being prepared for launch during the same quarter. Both launches remain subject to the required approvals.

The Westpark is located in Andheri West and marked DLF's entry into Mumbai's residential property market in July 2025. The company is developing the project through DLF Home Developers, its subsidiary, in partnership with Trident Realty.

First phase generated over ₹2,300 crore

The first phase of The Westpark had 416 homes across four towers. It was launched on July 17, 2025. All the homes were sold within a week. The sales bookings crossed ₹2,300 crore.

The development occupies around 5.18 acres within a larger master plan covering approximately 10 acres. The residential offering includes three- and four-bedroom apartments, along with a limited number of penthouses.

Official MahaRERA project filings specify the tower height as Ground plus 39 storeys (G+39). This regulatory detail provides a more precise reference for the building configuration than the storey count cited in some earlier project descriptions.

More development planned at Westpark

The upcoming phase will extend DLF's residential development activity in Mumbai. The company had previously indicated plans for a second phase covering approximately 8 lakh square feet during FY27, followed by another 5–6 lakh square feet in the subsequent financial year. These figures reflect the development pipeline outlined earlier by management and should not be treated as a final specification for the upcoming launch.

The timing and details of the next phase will depend on the company's launch plans and applicable approvals. DLF is also continuing its residential development activity in Gurugram, where The Dahlias remains part of its project pipeline.

For Mumbai, the next Westpark launch represents a further step in DLF's expansion into a market where its first residential offering sold out shortly after release.
