Dubai Residential Sales Values Top AED72.6 Billion in Q3 2026

Dubai residential sales recorded more than AED72.6 billion in value during the third quarter of 2026, with transaction volumes reaching 34,000, according to real estate advisory and property consultancy Cavendish Maxwell.

The company said total residential sales values were down 47% compared with Q3 2025, while transaction volumes declined 38%. According to Cavendish Maxwell, the decline reflects reduced activity as the lag between property sales and their formal registration begins to clear.

Off-plan homes continued to account for the majority of Dubai residential sales during the quarter. The segment represented 65% of total sales values and 72% of property purchases in Q3 2026.

Ronan Arthur MRICS, Director and Head of Residential Valuation at Cavendish Maxwell, said: “The Q3 2026 data captures a mix of recent and earlier buying activity, reflecting the time between a purchase being agreed and formally registered as a sale. This confirms what we have suggested before: purchasing activity became more measured, with buyers being more cautious in the weeks and months following the start of the conflict."

“While the fundamentals driving Dubai real estate demand remain, near-term activity will continue to be shaped by a number of factors, including the frequency and number of launches, regional uncertainty and a broader normalisation in buyer activity,” he added.

Cavendish Maxwell's data also showed that residential sales values reached nearly AED23.2 billion across 10,300 transactions in September 2026. For the first nine months of 2026, residential sales values stood at AED292 billion from 112,580 property purchases.

Compared with the first nine months of 2025, year-to-date residential sales values were down 27%, while transaction volumes declined 23%.

The Q3 figures highlight the continued importance of the off-plan segment in Dubai's residential market. Overall sales values and transaction volumes were lower than in the same period last year.
