Fortuna Villa Estate Brings 79 Homes to Bendigo’s Historic Golden Square
Fortuna Villa Estate is a A$55 million residential development taking shape around a historic mansion in Golden Square, Bendigo, in the Australian state of Victoria. The project will deliver 79 homes across 2.8 hectares of land surrounding Fortuna Villa, its landscaped gardens and ornamental lake. The development is located approximately 2.5 kilometres from Bendigo’s central business district.
Fortuna Villa Estate combines heritage and contemporary housing
The development has been designed around the historic property, with the new homes oriented towards the mansion, gardens and lake. Its residential offering includes four designs for freestanding, two-storey houses, with living areas ranging from approximately 217 square metres to 255 square metres. A three-level townhouse design provides around 165 square metres of living space above a garage.
Three of the house designs are named Vahland, Mauermann and Beebe, after architects who contributed to the villa's design. The homes currently being offered for sale include seven-star energy efficiency and solar installations.
Fortuna Villa has a history dating back to 1855. Mining magnate George Lansell acquired the property in 1871, during Bendigo's gold-mining era. The site later passed through other ownership before being acquired by its current owners in 2013.
The estate's development has required consideration of the property's heritage significance and physical conditions. Planning requirements stipulate that applications for new buildings must demonstrate how the structures will be screened from important viewpoints around the villa. Proposals must also address findings from a 2012 environmental audit.
According to planning, engineering and surveying firm Tomkinson Group, steep terrain and contaminated soil containing mining-era fill have presented additional challenges. The broader 7.569-hectare property at 22–48 Chum Street is covered by a Comprehensive Development Zone under the Greater Bendigo Planning Scheme, with separate precincts for the villa and its grounds and the surrounding residential land.
First home completed as sales begin
Todd Newman Builders has completed the estate's first home, a two-storey residence featuring a lift. The initial homes have entered the market, with additional releases planned. Buxton Real Estate and Maher Real Estate are managing sales.
The project adds to Bendigo's residential development pipeline, bringing new housing to a site closely connected to the city's architectural and mining heritage. Its approach combines contemporary residential design with planning requirements intended to preserve the historic villa's setting.
