Glenbrook’s 44-Storey Manchester Tower Secures Gateway 2 Approval
Glenbrook has received Gateway 2 approval for its 44-storey Manchester residential tower, clearing a key regulatory requirement ahead of construction planned for 2027. The development will deliver 364 homes on Whitworth Street West, near Deansgate station.
The approval from the Building Safety Regulator (BSR) means the project has secured building safety clearance alongside planning permission and funding. Construction firm Domis is lined up to carry out the work.
Manchester residential tower moves closer to construction
Designed by architectural practice Sheppard Robson, the tower will become Glenbrook’s tallest development to date. The project will add new homes to Manchester city centre, where residential schemes are reshaping former commercial and underused sites.
The development will also provide residential convenience facilities and upgrades to the surrounding public realm. Its proximity to Deansgate railway station and the Metrolink network makes it a good location for connecting to the public transport system.
Glenbrook has received a £17 million loan from the Greater Manchester Good Growth Fund to bridge a significant funding gap for the development.
The contribution supports the development as it moves towards construction.
Building safety approval clears a key hurdle
Gateway 2 forms part of the building safety approval process for higher-risk residential buildings in England. It requires detailed examination of building designs and safety arrangements before relevant construction work can begin.
For Glenbrook, securing this approval marks an important step towards delivering the tower. The company’s Development Director, Daniel Roberts, said the milestone reflected work by the project team and its partners to meet the regulator’s requirements. He also reaffirmed the company’s focus on health and safety.
Roberts said the project could now move into its next phase, with work towards a 2027 start on site.
The development will expand Glenbrook’s residential portfolio in Greater Manchester. Its existing projects in the region include Vox, Trilogy, High Definition, Duet and Lumina Village.
With planning permission, funding and building safety approval in place, the Whitworth Street West scheme is positioned to progress towards construction. The next stage will involve preparing for the planned start on site, as Glenbrook works to deliver 364 additional homes in central Manchester.
