LOTTE Eco Smart City Thu Thiem Set for Construction Start in Ho Chi Minh City
LOTTE Eco Smart City Thu Thiem is scheduled to begin construction on October 23, 2026, in Ho Chi Minh City, Vietnam. The project brings together South Korean group Lotte and Phat Dat Real Estate Development Corporation. Plans include residential properties, commercial facilities and office space.
The construction ceremony will cover the residential component and the commercial-service facilities that include office space. According to Phat Dat, LOTTE Properties HCMC Co., Ltd. is developing the project. Preparations were underway ahead of the scheduled start.
A 7.45-hectare development in Thu Thiem
The project covers around 7.45 hectares in Functional Zone 2A of the Thu Thiem New Urban Area, in An Khanh Ward, Ho Chi Minh City. The master plan divides the site into six plots, numbered 2-1 to 2-6.
Lotte and Phat Dat will jointly develop the residential component on plots 2-2, 2-4 and 2-6. Phat Dat will independently handle the commercial-service component, including office space, on plots 2-1 and 2-3.
The two commercial plots have a combined gross floor area of approximately 219,722 square metres. Each company’s role has been defined under the development arrangement, with the residential component shared between the partners and the specified commercial plots managed by Phat Dat.
Lotte and Phat Dat move ahead with plans
The construction milestone follows an investment cooperation agreement signed by the two companies on June 26, 2026. The upcoming ceremony marks another step in the project’s development.
Thu Thiem is an emerging urban area in Ho Chi Minh City. The planned complex will bring homes, commercial services and office space together on one site. However, the announcement does not provide a detailed breakdown of the number of homes or office units planned.
Phat Dat’s role extends beyond its partnership in the residential component. The company will also be responsible for developing the designated commercial plots.
In its October 15 announcement, Phat Dat said preparations for the ceremony were in progress. Further details were expected to be shared later.
Construction is scheduled to begin on October 23, but the announcement does not specify when the entire development is expected to be completed.
