MahaRERA Approves 435 Housing Projects Worth ₹23,719 Crore Ahead of Festive Season
Maharashtra’s residential property market is seeing fresh development activity ahead of the festive season. The Maharashtra Real Estate Regulatory Authority (MahaRERA) has approved 435 housing projects with an estimated investment of ₹23,719 crore. Together, these projects cover 32,981 apartments across the state.
The approvals come ahead of Diwali, when property developers typically look to attract homebuyers with new launches. The latest figures offer a picture of residential construction activity across Maharashtra.
Mumbai Metropolitan Region Leads Housing Project Approvals
The Mumbai Metropolitan Region (MMR) accounted for 201 of the 435 newly registered projects. This made it the largest contributor to the latest approvals.
Thane recorded 70 projects, while Mumbai City and its suburbs accounted for 63. Raigad had 36 registrations, followed by Palghar with 25. Ratnagiri recorded five projects and Sindhudurg had two.
Pune and its surrounding region contributed another 140 projects. The figures also included 13 projects in Satara, eight in Kolhapur, and three each in Sangli and Solapur.
Other parts of Maharashtra also featured in the approvals. Vidarbha recorded 32 projects, including 27 in Nagpur, four in Amravati and one in Akola. Khandesh accounted for 24 projects, with 23 in Nashik and one in Ahilya Nagar. Marathwada recorded eight registrations. Two projects in Dadra and Nagar Haveli and one in Daman were also included.
Extensions and Corrections Get Approval
MahaRERA also approved deadline extensions for 210 existing projects. In addition, it cleared correction requests for 609 projects.
These decisions are separate from new project registrations. Developers may need approval to change registered project details or extend their declared completion dates. Such updates can affect the information available to prospective buyers.
MahaRERA Records 7,740 Approvals
Between April and September 2026, MahaRERA approved 6,486 housing-related applications. These comprised 2,056 new registrations, 2,053 extension applications and 2,377 correction requests.
Including approvals recorded in October, the authority reported a cumulative total of 7,740 approved applications.
The latest figures come as developers prepare for the festive buying period. However, a project’s registration does not guarantee that construction will finish on time. Buyers should check the MahaRERA registration details and declared completion date before committing to a property.
