Mahindra Rivenza Pune Residential Project Launched With ₹3,500 Crore GDV

Private equity investment in Indian real estate reached $2.7 billion in H1 FY27. Domestic investors accounted for a larger share.

Mahindra Lifespaces has launched the Mahindra Rivenza Pune residential project in Baner Annex, Mahalunge, with an overall Gross Development Value (GDV) of approximately ₹3,500 crore. The development covers 13.46 acres and will include 2, 3 and 4 BHK homes. The project was announced on October 6, 2026.

Mahindra Rivenza Pune project details

The first phase of Mahindra Rivenza will comprise 1,236 residential units. The project is planned with more than 2.65 lakh sq. ft. of amenities, including a clubhouse spanning more than 44,000 sq. ft. Landscaped green areas will cover more than 9 acres of the development.

The amenities planned at the development include a swimming pool, gymnasium, badminton courts, squash court and pickleball court. The project will also have cycling and jogging tracks, a library with a glass roof, a children's play area, giant swings and stargazing hammocks.

Mahindra Lifespaces said Mahindra Rivenza is being developed as a Net Zero Waste project and has received IGBC pre-certification at the Gold level. The company has positioned these features as part of its approach to sustainable residential development.

The project is located in Baner Annex, a residential micro-market in Pune. According to Mahindra Lifespaces, the location provides access to employment hubs including Hinjawadi and Baner, along with Global Capability Centres (GCCs) and existing social infrastructure. The company also pointed to ongoing and proposed infrastructure developments in the wider area.

Vimalendra Singh, Chief Business Officer (Residential) at Mahindra Lifespaces, said Pune remains an important market for the company's residential business. He added that the project has been planned around changing homebuyer preferences, with an emphasis on homes, amenities and community spaces.

Mahindra Rivenza adds another large-scale residential development to Mahindra Lifespaces' Pune portfolio, with its first phase bringing 1,236 homes to the Baner Annex area.
