NYCHA breaks ground on 229 affordable homes
Construction has begun on 229 affordable homes at Sol on Park, a new senior housing development at the Morris Houses campus in the Bronx, New York. The 100% affordable project is being developed through a partnership involving the New York City Housing Authority (NYCHA), the Department of Housing Preservation and Development (HPD), the Housing Development Corporation (HDC), The NRP Group, Selfhelp Realty Group and Foxy Management.
The 18-story development will provide homes for several groups of older New Yorkers. Eighty apartments will be reserved for current NYCHA residents living at Morris I and II Houses, while 69 homes will be designated for formerly homeless seniors. Another 79 apartments will be made available through the Housing Connect lottery for low- and middle-income seniors.
Sol on Park will also include more than 8,000 square feet of community space, a pedestrian plaza and a new fully accessible space for the Morris Houses Resident Association. The project is planned with a health-focused approach, with services supported through partnerships with Union Community Health Center and Green Bronx Machine’s National Health & Wellness Center.
Sol on Park combines affordable housing and community facilities
The development is designed by Magnusson Architecture and Planning and is planned to meet LEED Platinum and Passive House standards. According to the city, the high-performance design is intended to reduce energy consumption while supporting resident health and comfort.
The project is also the largest use of New York City’s Transfer of Assistance program to date. The financing approach uses public land and investment to create new permanently affordable housing while providing current NYCHA residents with an opportunity to move into newly constructed apartments.
Sol on Park has a project cost of approximately $214 million, according to the New York City Housing Development Corporation. Construction is now underway, with pre-leasing and early move-ins scheduled for early 2029.
The project follows several years of community engagement at Morris Houses. NYCHA said residents began participating in planning discussions in 2019, with that engagement helping shape aspects of the development, including the Transfer of Assistance model and the new resident association space.
