One Four Four Hutt Construction Begins on Adelaide Apartment Project
Construction has started on One Four Four Hutt, a new apartment building planned for Hutt Street in Adelaide. Fortis is developing the project with local property company Otello. It is Fortis’ first development in South Australia.
The project will have 44 apartments across 10 storeys. Shops will occupy part of the ground floor, with around 400 square metres of space allocated for retail. The site covers 1,241 square metres at a corner on Hutt Street. DKO is responsible for the building’s design.
The apartments will come in one-, two- and three-bedroom layouts. There will also be penthouses. Shops are planned for the ground floor. The project is located on Hutt Street, where cafés, restaurants and other businesses are already established.
Work begins on One Four Four Hutt
Fortis and Otello held a groundbreaking ceremony on 30 September 2026. The project is their first joint venture.
Sales were already underway before construction began. According to The Advertiser, 19 apartments had been sold unconditionally, with a combined reported value of about $25.9 million. Four more apartments had been reserved.
All one-bedroom apartments were sold by the time the report came out. Two-bedroom units started at $1.125 million. The starting price for a three-bedroom apartment was $2.099 million.
Arthur Dendrinos, Fortis’ head of development for South Australia, said the early sales reflected interest in premium apartment living in Adelaide. That assessment comes from the developer and does not necessarily represent the wider housing market.
Fortis takes its first step into South Australia
For Fortis, the project marks its entry into the state’s residential development sector. Its partnership with Otello brings the two companies together on a site along one of Adelaide’s established inner-city streets.
Otello director Daniel Harris also commented on the development and its place in the Hutt Street area. BLAG Commercial is involved in the construction work.
The next stage will be the building work itself. With early sales recorded and construction underway, One Four Four Hutt is moving ahead as a mixed-use project combining apartments with retail space. The number of homes still available and the pace of construction will shape its progress from here.
