Sharjah Waterfront Project Seef Residences Attracts 150% Interest Within an Hour
Alef Group has launched Seef Residences, a Dh1.2 billion residential project in Sharjah’s Al Khan district. The development attracted expressions of interest for 150% of its 862 homes within an hour of launch, the developer said.
More than 2,000 people attended the launch at Al Jawaher Reception and Convention Centre. These expressions of interest reflect early buyer demand, though they do not necessarily mean the homes have been sold.
Seef Residences: Homes Along Sharjah’s Waterfront
Seef Residences will have five residential buildings on a peninsula overlooking Al Mamzar Lake, Al Khan Lagoon and the Arabian Gulf. The project covers around 30,287 square metres.
Buyers will be able to choose from one-, two-, three- and four-bedroom apartments. A limited number of penthouses are also planned.
One-bedroom apartments start at Dh895,000. Two-bedroom units are priced from Dh1.295 million, while three-bedroom apartments start at Dh2.195 million.
The development will have around 100 metres of beach frontage. It will also include 150 metres of canal waterfront and 125 metres along Al Khan Lagoon. Three of the five buildings will face the beach directly.
Plans for the project include swimming pools, landscaped areas, children's facilities and a gym. A waterfront promenade with retail and dining outlets is also planned. Completion is scheduled for September 30, 2030.
Sharjah Property Transactions Reach Dh46.8 Billion
Sharjah recorded Dh46.8 billion in real estate transactions during the first nine months of 2026. That was 5.6% higher than the figure for the same period last year.
The emirate registered 91,560 real estate transactions between January and September. Of these, 24,749 were property sales. In Al Khan alone, 1,581 sales transactions were recorded, with a combined value of around Dh2 billion.
The project's location also offers road connections to Dubai. Alef Group estimates that the Dubai border is about a 10 to 15-minute drive away. Sharjah International Airport is around 22 to 25 minutes away, depending on traffic.
Road upgrades are planned for the surrounding area, too. The Sharjah government has announced projects worth Dh750 million to improve connections between Sharjah and Dubai.
