Swan Realty Launches Bodhi, a Low-Density Luxury Residential Project in Jayanagar
Swan Realty has launched Bodhi, a luxury residential project in Jayanagar, Bengaluru, with 24 four-bedroom residences designed around space, privacy and nature. The development marks the company’s second project in the city, following Cardinal One in Yeshwanthpur.
Each residence at Bodhi spans more than 4,000 sq. ft., with just two apartments on each floor. The low-density layout is intended to offer a more private living environment while retaining the convenience of apartment living. The project is located in Jayanagar, an established residential neighbourhood in South Bengaluru.
Bodhi brings nature-inspired design to Jayanagar
Kembhavi Architecture Foundation (KAF) is the architect behind the project. Its design follows what the developer describes as a “biophilic amorphous” approach, using fluid forms to create a connection between the buildings and their natural surroundings.
The residences will have spacious private landscaped decks, plenty of natural light and panoramic views. Outdoor spaces will include a Sky Garden, Sundowner Court, a koi pond and a stargazing deck. These features bring nature into the residential setting.
Amenities planned for Bodhi include a temperature-controlled swimming pool, a wellness and fitness centre, a celebration lounge and a recreational room.
Jay Shah, Head of Business at Swan Realty, said the company’s experience with Cardinal One shaped its approach to Bodhi. He noted that buyers look for space, privacy and comfortable living, along with a good location.
He also highlighted the limited scope for new developments in Jayanagar. Bodhi’s low-density design is intended to address this, with fewer apartments and larger living spaces.
Project timeline and registration
Bodhi is registered with the Karnataka Real Estate Regulatory Authority (RERA) under registration number PRM/KA/RERA/1251/310/PR/170126/008409. Completion is planned for March 2028.
