Swan Realty Launches Bodhi, a Low-Density Residential Project in Bengaluru’s Jayanagar
Swan Realty has launched Bodhi, a low-density residential project in Jayanagar, Bengaluru, on October 14, 2026. The development by Swan Corp Limited’s real estate arm will comprise 24 four-bedroom residences, with a focus on spacious homes, privacy and nature-inspired architecture.
Spread across 30,000 sq. ft., the project will have just two apartments per floor. According to the company, each home will be over 4,000 sq. ft. The idea is to give residents more room and privacy while still enjoying the ease of apartment living.
Bodhi brings nature-inspired design to Jayanagar
Kembhavi Architecture Foundation (KAF) is responsible for the project’s architectural design. Bodhi follows a concept described as “Biophilic Amorphous”, which uses fluid forms and draws inspiration from nature to connect the buildings with their surroundings.
The design incorporates large landscaped private decks, natural light and panoramic views. Planned outdoor features include a Sky Garden, Sundowner Court, Koi pond and stargazing deck.
Residents will also have access to a temperature-controlled swimming pool, a wellness and fitness centre, a celebration lounge and a recreational room. These facilities form part of the project's wider approach to combining private residential spaces with shared amenities.
Jayanagar is among South Bengaluru’s established residential neighbourhoods. Swan Realty said opportunities for new development in the area are limited. The company is positioning Bodhi as a response to homebuyers’ interest in space, privacy and the quality of their living environment.
Second residential development in Bengaluru
Bodhi marks Swan Realty’s second development in Bengaluru, following the delivery of Cardinal One in Yeshwanthpur.
Jay Shah, Head of Business at Swan Realty, said the experience of delivering Cardinal One reinforced the company's view that homebuyers value space, privacy and liveability alongside location. He said Bodhi is designed to offer the privacy of an independent home while keeping the ease of apartment living.
The project is registered under Karnataka's Real Estate Regulatory Authority (RERA), with registration number PRM/KA/RERA/1251/310/PR/170126/008409.
Swan Realty has scheduled Bodhi for completion by March 2028. The launch adds another residential development to the company's Bengaluru portfolio, with its design centred on larger homes, limited apartments per floor and landscaped spaces.
