The Orchards Mauritius Opens Sales for 54 Agri-Residential Plots
FERNEY has opened public sales for 54 residential plots at The Orchards in southeast Mauritius, combining low-density housing with shared agricultural spaces.
The Orchards Mauritius has opened sales for 54 residential plots at FERNEY Tropical Agrihood in southeast Mauritius. The development is designed as a low-density neighbourhood combining residential plots with shared agricultural spaces, gardens and nature-focused infrastructure. Public sales began on 30 September 2026.
The plots range from 27 to 50 perches and are intended for single-storey homes. The project also includes a shared orchard and agricultural area, where crops such as avocados, soursops, bananas, mangoes, lychees, vegetables and herbs are planned to be cultivated using natural and sustainable farming methods.
The Orchards Mauritius combines housing and agriculture
The agricultural component is structured as co-owned land forming part of each property acquisition. FERNEY Agro Services, an entity of Ferney Ltd, developed the co-owned farming concept and will support the management of the agricultural activities. Residents can therefore participate in the agricultural component without directly managing the cultivation.
The project also incorporates infrastructure for managing rainwater. According to FERNEY, the planning includes measures for stormwater drainage, crop irrigation and sustainable drainage systems, with consideration given to water quality and biodiversity.
The Orchards forms part of the wider 3,000-hectare FERNEY Tropical Agrihood, which brings together sustainable agriculture, low-density residential development, conservation and other activities. FERNEY states that built development will cover around 6% of the estate, mainly on former sugarcane land, while avoiding the forest conservation area.
The project follows FERNEY Farm Living, an earlier low-density agri-residential development launched in 2024. The Orchards adds another residential offering to the estate, with shared agriculture positioned as a central part of the development.
