The Serra Residences to Launch in Novena at Prices from S$3,120 psf
Far East Organization is set to launch The Serra Residences in Novena, Singapore, with prices starting from S$3,120 per square foot (psf) for two-bedroom units. The freehold condominium has 133 units and is being developed on land that the developer acquired in 2010.
The Serra Residences will offer units from two to five bedrooms
Previews for The Serra Residences began on October 2, while sales bookings are scheduled to start on October 16. The project is located in District 11 and will include two- to five-bedroom apartments along with two penthouses. Guide prices start at S$2.22 million for two-bedroom units, which begin at 710 sq ft.
The development will occupy almost 51,400 sq ft across the combined sites at 7 and 11 Bassein Road. Far East Organization acquired the two plots for a combined S$122 million in 2010.
The site at 7 Bassein Road was previously occupied by Pastoral View condominium. Far East Organization acquired the property through a joint venture with Far East Orchard. In 2015, Far East Orchard sold its 30 per cent stake to its parent company for S$38.1 million. The developer subsequently continued to hold Pastoral View for rental income, while the adjoining 11 Bassein Road site remained vacant.
Plans for the new development include a 28-storey tower at 7 Bassein Road, with the adjoining plot being used for facilities. Among the planned amenities is a 50-metre lap pool.
Two-bedroom homes start at 710 sq ft, while three-bedroom units start at 764 sq ft. Four-bedroom apartments range from 958 sq ft to 1,528 sq ft . The 10 premium four-bedroom units measuring 1,528 sq ft will have private lifts. Five-bedroom units also come with private lifts and start at 1,755 sq ft. The two penthouses measure 2,648 sq ft and 2,669 sq ft.
Temporary occupation is expected in the fourth quarter of 2030. The development is located within the HealthCity Novena area, which includes Tan Tock Seng Hospital and other private medical centres. Novena MRT station is the nearest station to the project. Huttons Asia said the area had not seen a new residential launch in about five years.
