ZEITGEIST Asset Management has received a BREEAM In-Use “Very Good” rating for its HOME by ZEITGEIST Górskiego residential project in Gdańsk, Poland. The assessment covers the building's day-to-day operation, including energy and water use, along with its management and environmental practices.

The development was completed in 2022 and is located in the Oliwa district. It has 203 apartments across four buildings at ul. Górskiego 6, 8, 10 and 12. The homes have two or three rooms, with sizes ranging from 35 to 68 square metres.

MVGM, the property's manager, worked with ZEITGEIST Asset Management on the certification. The company said this was the first BREEAM In-Use assessment of a residential rental property in its Polish portfolio.

ZEITGEIST Gdańsk project receives operational assessment

BREEAM In-Use assesses buildings that are already in operation. It looks at their day-to-day performance, including how resources are used and how the property is managed. A building can undergo this assessment at least two years after receiving its occupancy permit.

At HOME by ZEITGEIST Górskiego, the assessment covered areas linked to building operation and environmental management. The development also has electric vehicle charging points in its outdoor car park.

Tomasz Dąbrowski, managing director of ZEITGEIST Asset Management in Poland, said the certification reflects the building's performance during everyday use.

The company has obtained environmental certifications for other properties as well. In Kraków, its ZEITRAUM Racławicka development combines a student residence with serviced apartments. The project includes 289 student places and 182 serviced apartments and has received a BREEAM International New Construction V6 certificate.

In Prague, the Palác Dunaj office and retail building has achieved LEED Gold and WELL Gold ratings. Rezidence Delta Hagibor, a residential rental project developed with Invesco, has also received a BREEAM certificate.

Peter Noack, founder and managing director of ZEITGEIST Asset Management, said environmental certification is part of the company's approach to managing properties in Poland, the Czech Republic and other markets.

MVGM Polska managing director Jakub Kaźmierczak also pointed to the relatively limited use of environmental certification in Poland's existing residential buildings.

ZEITGEIST Asset Management manages 60 projects across five countries. Its portfolio covers 480,000 square metres, with assets valued at €1.2 billion.
