Singapore Marina Gardens Lane Site Awarded to EL Development for S$450.1 Million
Singapore’s residential property pipeline has gained another development site, with EL Development securing the Marina Gardens Lane plot for S$450.1 million. The award was announced on 26 October 2026, following a tender process that closed earlier this month.
The site is designated for residential use, with commercial space permitted on the first storey. It covers 6,007.4 square metres and has a maximum permissible gross floor area of 33,642 square metres. The land is being sold on a 99-year leasehold basis.
Marina Gardens Lane site details
EL Development’s successful tender amounted to S$450.1 million, equivalent to S$13,379.11 per square metre of gross floor area. The site was first offered for tender on 13 August 2026. Bids closed on 15 October, with the award following after evaluation.
The plot is expected to accommodate around 390 homes, based on the estimate provided when the site was released for sale. The final number of residential units will depend on the development proposal and planning requirements.
Commercial use on the ground floor is also part of the site's permitted development. This allows the future project to combine housing with a limited commercial component. However, detailed plans for the development, including its final layout and facilities, have not been specified in the tender award announcement.
Part of Singapore’s housing supply plans
Marina Gardens Lane forms part of Singapore’s Government Land Sales programme for the second half of 2026. The programme includes sites intended to support the country's residential supply.
When the plot was released in August, it was identified as one of two residential sites being offered during that period, alongside a separate parcel at Orchard Boulevard. The Marina Gardens Lane site was estimated to provide approximately 390 homes.
The award means that EL Development can now take the next steps to deliver its proposals for the land. Further details for the project will be announced in due course including the number of homes and when we plan to start development.
We now know the price of the land, lease length, what we can build on the land and how much we can develop. It will now go into the planning phase to work out how we will develop the site.
