Altona North Residential Site Listed for A$40 Million With Potential for 395 Homes

A former Toyota property in Melbourne’s western suburbs has been put up for sale, with an expected price of A$40 million. The 5.3-hectare site at 200–214 Blackshaws Road, Altona North, has been identified for a possible mixed-use development that could include up to 395 homes.

The property is currently occupied by warehouses and offices. Toyota sold the land in 2020, three years after ending vehicle manufacturing in Altona North.

Altona North site forms part of a wider housing plan

A Victorian government master plan identifies the property as a potential location for a future town centre. The proposed development could include a supermarket, retail outlets, cafes and residential accommodation.

However, no development plans are currently in place for the site. The 395 homes remain a potential component of the wider proposal rather than an approved construction project.

The property sits within a 67-hectare precinct earmarked for around 3,000 new homes. The broader plan is intended to guide the area's transition from industrial land towards a mixed-use neighbourhood.

Commercial property agency Colliers is marketing the property as the Altona North Gateway Site. Tim McIntosh and Jozef Dickinson are handling the sale campaign.

McIntosh said national supermarket groups had already expressed interest in establishing stores within the proposed town centre. He also noted that approximately 15,000 vehicles travel along Blackshaws Road each day.

Nearby developments add to the area's activity

The site is next to Mirvac's The Fabric development, a A$350 million project planned to deliver up to 600 homes. Stockland's Haven development, which includes 289 homes, is also nearby.

These projects form part of the residential development activity taking place across Altona North and the surrounding area.

According to population projections cited in the sale campaign, Altona North's population could rise from approximately 14,000 to more than 21,300 by 2046.

In addition, the property's location offers accessibility to the West Gate Freeway, West Gate Tunnel, Port of Melbourne, Spotswood train station, Altona Gate Shopping Centre and Millers Junction shopping centre.

This fact, coupled with the proposed town centre, residential development opportunities and nearby transport options, means that the land in question falls in a much wider urban renewal area.. Its future use will depend on subsequent development decisions and planning processes.

Expressions of interest for the Altona North Gateway Site close at 3pm on 11 November 2026.
