Thomson Reserve has collected around 3,200 cheques ahead of its October 31, 2026, sales launch in Singapore. The 1,268-unit condominium on Bright Hill Drive, near Upper Thomson Road, has recorded a subscription rate of more than 2.5 times its available units.

The 99-year leasehold development is being jointly developed by UOL Group, Singapore Land Group (SingLand) and CapitaLand Development (CLD). VIP bookings are scheduled to begin on October 30, ahead of the public launch the following day.

Interest has been building since the project's preview opened on October 17. The development welcomed 11,800 visitors over its first weekend and attracted more than 23,000 visitors during its first week.

Thomson Reserve surpasses earlier cheque collections

The number of cheques received is already higher than the totals recorded by two earlier projects involving the developers: ParkTown Residence and Skye at Holland.

ParkTown Residence collected 2,367 cheques for its 1,193 units before launching in February 2025. It sold 1,041 units over the launch weekend, representing 87% of the development.

Skye at Holland received 2,151 cheques for 666 units ahead of its October 2025 launch. Of those, 658 converted into purchases, and the project sold 99% of its units over the launch weekend.

The early response to Thomson Reserve has attracted attention, but the final sales outcome remains to be seen. Kelvin Fong, chief executive of PropNex, has identified pricing as an important factor in maintaining buyer interest, particularly during the initial stages of a launch involving more than 1,200 homes.

Unit mix and indicative prices

Thomson Reserve is divided into two collections. The Classic Collection consists of 740 units from four towers, and the Luxury Collection has 528 units from 2 towers.

The majority of units 716 to be exact are 2-bedroomed apartments, which is 56.5% of the total units. The size and price of these apartments are between 592 and 775 sq ft and starting from S$1.544 million (S$2,608/sq ft).

This project has added 350 three-bedroom apartments, starting from S$2.503 million, and 174 four-bedroom apartments starting from S$3.388 million in costs. The remaining 28 included units are five-bedroomed suites with an area of 1,808 sq ft.

The location of this project is the site of the older condo called Thomson View, which was sold collectively in November 2024 for S$810 million to develop this project. This site of about five hectares is not too far from Upper Thomson MRT station close to the Thomson-East Coast Line.

Nearby amenities include Thomson Plaza, eateries along Upper Thomson Road and surrounding nature reserves. Ai Tong School is less than 1km away, while CHIJ St Nicholas Girls' School (Primary) and Catholic High School (Primary) are within 2km.
